Sealing 101:
Why Seal Concrete?
Sealing concrete helps prevent damage caused by water soaking through the concrete surface. Water can freeze or corrode the reinforcing steel beneath the concrete. Concrete sealers also enhance the color and leave a shine.
Preparation
The surface must be well cleaned (no dirt, oil, or other contaminants). A pressure wash is recommended, but hosing and scrubbing with concrete cleaner is sufficient. Allow concrete 1-2 days to dry completely before sealing.
Ideal Conditions
Sealers are extremely sensitive to environmental conditions. For proper application, concrete should be sealed at temperatures between 45°F and 85°F and on days where humidity is below 70%. Application during warmer temperatures should be done in early morning or late evening. Direct sunlight and wind should be avoided as they cause the top layer to dry too quickly.
Application
Sealer can be applied by a paint roller with an extension pole. All equipment must be solvent resistant. Following recommended coverage rates is crucial. Sealer works best when applied in two thin coats. Wait 2-24 hrs. before applying the second coat.
Maintenance
Concrete should be rinsed off routinely as chemicals, oils, and fallen leaves can leave stains. Reapplication of sealer is typically needed every 2-3 years.
